Automatic gates can be heaven for any residential, commercial or industrial property. Imagine not leaving the car on a dead rainy day to open the manual gate! Imagine not opening gates manually for your commercial or industrial unit.


This is not all. Automatic gates are no more a luxury. They give you the added security and protection to your property which has become the need of the hour with the increase in the crime rate. But Alas! All this comes with a price and more importantly – the maintenance.


Here are few useful handy tips to increase the life of your automatic gates. Just remember, even when the machine has been installed to the perfection it can fail anytime in absence of proper maintenance.   • Visual inspection of all gate components: It is important to run a periodic visual check on all components of the automatic gates including the hinges, locks, roller, wheels etc. Small parts easily endure wear and tear during day to day operations. Thus, it is important that these components should be checked for any cracks, dislocation etc at the installation site.


  • You should also check for any physical obstruction getting stuck or abhorring smooth operations of automatic gates. Sticks, stones, hard objects, dried leaves often get stuck in the rolling path that obstruct smooth rolling of gates and cause long term deterioration of automatic gates. A simple garden broom should be easily able to clear such obstructions.


  • Electrical Components: All electrical and safety equipments should be timely checked. Batteries, if any installed, in any of the components should be periodically replaced in order to avoid rust or battery fluid ruining the components.


  • Photocells installed in the electrical components should be regularly cleaned with a dry micro fiber cloth. Chemical cleaning materials should not be used in any case in order to avoid damage of photo cells.


  • Lubrication and Oiling of all moving parts:Gates are mostly the external components of any residential or commercial property. This means they withstand all kind of weather conditions including rains, hot sun, etc. and more susceptible to rust and corrosion. Regular lubrication and oiling of moving parts, balls, rollers and hinges add life to these components. Proper painting of scraped paint on metal gates also prevents rust and corrosion.


  • Regular Technical Servicing of automatic gates: annual maintenance contracts may look like a costly affair today but they reap long term economic benefits. Regular servicing by a technician once in 6 or 12 months adds life to your automatic gates.


It is advisable to get the technical servicing done once within 3-4 months if you have installed your automatic gates at a commercial property or the usage is heavy. Regular use cause rapid wear and tear that can be checked on timely basis by a technician.


Many vendors often provide customized maintenance plan depending upon the size and material used in your automated gates. You should discuss with your vendor if they provide any repair and maintenance packages as well.
